High appreciation and good enough cash flow. 

Personally I would buy it if it were a good enough deal. 

If you want to be a professional, sure, college is necessary.John -- if I were you, not only would I stay in high school, but I would consider community college (especially if your grades aren't good enough for full-ride) and then transfer all credits to a local state school.

But then you have many others who post that they pay the fee and deals are never good enough.. so after you pay the 3k and 650 for submission fee  and U put up EM that many times they lose.. you really risk about 5k in cash with the hopes of being funded which many have come on Bp and said they lost all their money because the deals never were good enough to get through DHM underwriting.As a HML in my day and a high volume one 30 to 50 loans a month we did for many years..

The list price was $350,000 we negotiated down to $330,000 (This should satisfy the 1% rule, I am still trying to get a good enough feel for the numbers to not utilize this as a crutch).

Or you can buy a fixer upper home that is still in good enough shape to qualify for traditional financing, and finance the home the regular way, and use credit cards to fund the rehab portion of it.  

While the case law I examined suggested that the mortgage would need to be reformed and that the foreclosure proceeding would have to be re-filed, if the court and the title company are satisfied with the issuance of a corrected deed, then that is good enough for me.

I never did anything good enough to where when the landlord would come to miw the field, he always stopped n said something that was done right, up to par or just not allowed.

Afterall, if you can find a house good enough to flip, you should be able to offer $5k less and find one to wholesale.

I'd pay over list price if  the location and cashflow were good enough.
