Analyze deals, call lenders, talk to brokers, etc.

Note that brokers are being bombarded with buyers, and having problems finding sellers. 

There are some judges that will broaden the definition of "appraisal" to allow broker price opinions or even a county appraisal.

@Jason Ma Broker reports (they leverage and pay for databases), market research (online sources, personal network) and conversations with other investors/lenders/brokers/property managers.

You will pay much less per month for the software and the customer service is excellent. 

Also, if you're reading a good book and it mentions a U.S. law, or custom, maybe just make a mental note that it may be different near you....then ask other investors what their thoughts are....The networking will do more for you than you can imagine!!! 

A lot of them were closing on the inventory and doing light fix up to then resell.Most if not all at that level were licensed brokers in their states. 

I currently work I  hospitality which gives me a lot of insight in building positive, ongoing customer relationships, and proper negotiating and sales tactics.

Hello BP, I turn 16 years old in the next couple of months and I am really into becoming a real estate agent/broker in a couple of years, but i don't know if 16 years old is to early to shadow a broker or agent.

How have you made your LOI more "competitive" to the seller and broker when sending it in?
