Although your credit is very high so it still shouldn't cause an issue - it is a worthwhile concern for people intending to BRRRR.

If you are looking to purchase any property, at least buy&hold, it's definitely worthwhile completing a spreadsheet like this so you can have a game plan for these future improvements.

They seller isn't far enough upside down to make a short sale worthwhile for them and yet they don't have enough equity to be able to sell at a competitive price and not bring cash to closing.

The banks price them too high to make it worth while. 

I ws on a team myself for a year and a half at one point, and while I didnt necessarily like being a member of a team, I think the profitability of owning a team would make it worthwhile.

If you hold the home longer than this and don't plan on another refinance than it may be worth while.

Way too expensive.Specific to this property, having a value of $325K, for this to be a worth while income investment will require rental income in the range of 3K per month.

That said, I think doing hard money loans for other flippers with successful histories and their own skin in the game is a worth while venture Rich, IMO.
