One of the reasons there's no flow chart you can just buy or copy is there is a complex web of federal, state, and local laws you have to comply with when it comes to tenant screening (Fair Housing, Privacy Act, Fair Credit Reporting Act, HUD Guidance on Criminal Records, Section 8 Income Qualifications...just off the top of my head).

LOL no like hey I bought this property for X and well I did nothing but own it and sold it for Y and made this nice delta.. you know the stuff on BP that says is gambling and speculation and your crazy to do that etc etc.

The markets are cooling off so there is more wiggle room for the buyers.Lots of ways to go here… unless of course you really just want a chunk of change to go buy a boat, gamble in a casino, or go an extra extravagant vacation
