Lastly, I feel like I am somewhat in the opposite situation from most, where i technically own an "investment property", however do not have a property in my own name.

Lastly, you need to get the deed properly recorded at the courthouse.

I own an investment property in my personal name that I purchased last year, this was done before I started my LLC.

I had to do that last month with another property that they were managing poorly   :-(  

If you live in your Home for 2 out of the last 5 years, when you Sell it is Tax-free up to $250,000 per owner.

Then opening it up last minute (within a few days) for check-in/check-out if it’s still not booked. 

We've seen a large influx of OOS investors over the last few years due to the low price points and ability to actually cashflow, while still seeing appreciation over the long haul (I don't think many primary markets check all three of those boxes with the current state of the economy).
