Alternatively, you could convert to a legal SFR + ADU now by merging 2 units. 

It doesn't have to be free, but I'm hoping there's a not too expensive resource out there and alternative to having a real estate attorney do it.

@Ian Barnes that's great advice , I was looking to offer them something at first I offered them like 250 and something for a moving truck but after talking to him I see that they were looking big bucks like a 1000 and I wasn't ready to part with it. honestly something snapped in me a few minutes ago and I went from being pissed off to just wanted to sink my teeth into.

Becoming an accredited investor is only meaningful if you're going to invest in alternative investments like non-traded REITs, BDCs, hedge funds, and so on through your broker/dealer.
