Based on what you're saying, sounds like "your" LP investors aren't really you LP investors.

Many philly homes are skinny and finishing a basement sounds good in theory but that tight space is still tight.Finishing the basement won't get you 75-90k.

Turnkey is smart for what you are saying, but you have to completely authenticate the turnkey provider. $100 cash flow is not worth it a month.

Has anyone ever heard of someone co-signing with an LLC in order to complete the purchase of a property? 

I just completed a rehab that comps show a half bathroom is worth ~$50k.  

Both houses are new construction that was completed a couple of weeks ago.

I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I think as much as anything the TC will make sure your paper work is 100% complete Brokerages out here will withhold your commish check if your files is not 100% complete with all required disclosures etc.

Sounds like a great strategy!
