While negotiating price with a private seller I went the route of negotiating terms before requesting the seller to come up with the price he wants (buy house as is, reviewed cosmetic deficiencies that I can fix, estimated closing date, etc) and the seller has ultimately decided to have the property appraised.

Believe me when I say, it's super easy to get more clients, but if you don't have the right paperwork AND systems, it can be a major pain to scale; it's very easy to get overwhelmed with loan requests.

Maintenance requests need to be kept secure and well documented in your records, I wouldn’t manage that on my phone alone.

No one returned the rental app which I requested prior to showing the unit.I also don't see a lot of 2 rooms being rented as a pair, so in this circumstance I am unusual.

I would take the advice in the thread about sending some pictures to see if anything is affected by the cosmetic damage.Couldn't you just request a cosmetic credit to fix these things?
