Hi @Anna Tanner, it's awesome that you're getting back into real estate!

We're talking about title company reps, real estate transaction attorneys, SEC attorneys (yeah, the fancy ones), insurance agents, and lenders who make magic happen.

I don't want to pick on you but you recently posted about utilizing land trusts and Wyoming LLC's to purchase real estate in Arkansas and also posted questions  suggesting you were unclear on how general liability coverage works/ is issued for a $170K purchase. 

At 6:00 pm on the first Thursday of every month we have been sharing resources, knowledge and encouraging people to win at investing in real estate.

I would check with a real estate attorney in both Arizona and Minnesota to make sure you're compliant with state specific requirements and to handle any potential tax implications.

However over the course of 3 months without any real word I started to follow up. 

Read the book "Long Distance Real Estate Investing" by David Greene, then decide if you would like to sign up for an investor academy (which will probably cost hundreds/thousands). 

I am hoping to learn a lot and find local real estate investors. 

Luckily, I hosted a local guest who happened to be a real estate lawyer!

A good private money lender should be transparent about terms and fees, have a solid track record and experience in real estate, and demonstrate flexibility in tailoring loan options to meet your needs.
