Would any good real estate attorney be able to structure this agreement and provide the proper guidance?

I understand that most banks like to use this formula: (Value of home - amount owed) .8I have enough equity in the home to where 80% of the difference in value minus balance is sufficient to fund my construction project. 

Less than 4, a seller's market. 5-7, a balanced market. 7+ buyer's.

Do you happen to know of a real estate attorney in Idaho that you would recommend to draft the agreement up so it would be properly structured and cover us? 

Why not start small - buy some rural vacant land for $500, sell for $1500 and keep growing your acquisition balance to where you are comfortable enough to make some other decisions?

After that, you beef everything up with your content marketing, updating your blogs, and making whatever changes or additions you need to make as you go along.In terms of "wasting time", clearly Omar Ruiz didnt waste it because he was beefing up his knowledge and getting set up properly.

The more you talk about what you're doing, if done confidentiality and properly, you will begin attracting money/partners. 

@Dakota Ferguson   Starting price doesn't matter as much as the ending price which will typically be at minimum the outstanding loan balance and potentially more than that.   

Many tenants wouldn't be able to move in for 30 days because they'd need to give their current landlord proper notice. 

In my PA Counties you have to have 10% down the day of sale and the balance within 10 days.
