I'm a wholesaler and im trying to get into pre foreclosures. I'm wondering if i can wholesale as long as i sell before it goes into foreclosure and is public ???

I bought the dang property for 30 grand and they insisted I insure it for 220k. 

@Karen Margrave   my dad always preached this from form whenever I could remember  " tough times don't last but tough people do"  and once you bounce back there in SO cal your profits will be substantiall we have to hit a bunch of singles were you get to hit homeruns and grand slams  :)

the Grand Strand as a whole is up 6% from this time last year (median home price)> NMB is great both before and after atlantic beach.  

If you pay several grand for information that lets you make a bunch of money, great.

I paid over 10 grand in loan fees for a loan under 200 grand.

While this isn't a "huge" loan in the grand scheme of commercial real estate, I would be prepared to be able to show a net worth equal to the loan balance and liquid assets equal to 10% of the loan balance.  

So the wife takes the grand tour comes back out to the car telling me it is in great shape and the lady told her she is willing to negotiate on pricing .
