The agreement they knew prior to moving in was that I pay the bills, and after properly splitting the bills, I add that onto schedulemyrent platform, and they can pay for that just like they are paying rent. 

We are looking to move to the north Tampa suburbs by the end of this year and considering our options between buying a resale house or a new construction house from a builder.

I do think we are moving to an 80/20 market where 80% of the revenue will come from 20% of the homes.  

If you plan to self-manage and can find something within 15 min of your home or work then STR is a good move. 

Of course, boyfriends/girlfriends happen so just have to be mindful if your tenant decides to move someone in without permission.

They need to be reasonably sure that the deal will close.I've seen a lot of sellers who have moved out of their house or made purchases based on the money they would be getting just to find out a day before closing that it wasn't going to happen.

I’ve been holding some SFH in different states but have never made the move to sell and reinvest.Also need to look into this Wagon Wheel and Linked Approach you mentioned.
