I dealt with them on a short sale and it was a nightmare, they wouldn't negotiate on the amount owed and they didn't have a phone number, just an email, a fax machine and a UPS box.Acquiring title to an HOA property at the judicial auction is another story, the HOA gets paid on their lien and subsequent final judgment and you get title (typically clouded and subject to 1st mortgages).

If so, did any of those individuals use their house as an ATM machine & pull money out by refinancing?

We did a video a while back based upon a bunch of live calls that we audited - we found what Brian said, these people are calling to talk to a person, not a machine, and they will often abandon the call when presented with a machine.If you have to use voicemail, use it sparingly and call people right back.  

It takes TIME to build that machine.
