First of all, the definition of rich is fluid and depends on the person and who you are comparing them to. 

The apartment definitely needs work - mold/mildew smell in bathroom, old kitchen appliances, old water heater, zero closet space, minor flooding in the basement, etc.

I know in Florida, these types of situations can become difficult from a legal standpoint.

The demand is definitely here but I’d be conservative & run worst case scenario numbers … considering looking south of Macon in Warner Robins as well.

There's definitely opportunity for growth out here also depends on what youre looking for.

From my simple calculations, taking into account paying for attorneys, business structure/expenses, etc. not to mention the time of due diligence, and understanding legalities, it seems more lucrative (AND SAFE) to invest in a fund.
