Lessons learned?

I do not have the adequate funds to begin investing just yet, but I do have the ability to learn as much as possible.

If you do not understand how NOI and cap rate determine value, learn it even if in theory it only applies to commercial RE.If you flip, you realize the gain in the short term.  

Any advice on loans or anything would be truly appreciated.  1) Find a way to increase your income, whether that's working more hours or learning a new skill and starting a side hustle.

Lessons learned?

In my journey as a real estate investor, I quickly learned the importance of evaluating properties and utilizing underwriting templates.

I may have been too dumb to understand that I couldn't control 2 unprecedented future events, please educate us on how you do it as I for one would be fascinated to learn how you do it.
