I have some data on the rents for long term I can share with you. 

I helped navigate the Rehab of 30 projects last 6 months and this is what I can share with you:1) As the home owner, you do not need a GC license to hire subs, however if you are brand new sometimes a lender will require a GC to make sure things go well.

(They concentrate/force the equity into their class B shares 13/18 million so they get 72% of the future capital appreciation at the higher 30% cut, versus 5/18mil at the lower 20% rate) They also seem to be overpaying in this downward trending multi-family environment.

we live in Ontario and invest in Detroit  and I love the city  but one has to be more the careful and make sure their team on the gourd is outstanding...but the returns are great  and the people we have met have been wonderful  more then willing to share out story with anyone who wants to chat
