I am 26 years old, graduated from college last year and work a W-2 job.

Having said all that, if the area is large enough, the fence is in good shape, the owners seem responsible and your covered by insurance it could be a good opportunity to get a good long term tenant. 

The average job around here pays 25-50k a year which is not going to be enough to bolster capital, and fix and flips get bought up fast. 

However, I'm looking into other opportunities to increase cash flow.As a 26-year-old investor, I am exploring options to maximize my returns while minimizing capital gains taxes on my $125K.

I have a potentially unique, but low barrier entry opportunity in front of me, but I am struggling to put the pieces together in a way the make sense for all. 

We have discussed the option of selling to get the equity out of 'co-ownership' so that we can use the capital to pursue other opportunities. 

I retired from my w2 job in January 2022.I think it is very unlikely that the next 10 years will have the same opportunity to grow wealth via RE as 2012 to 2021 had.
