Do BRRRR now, get my passive wealth started and do 1-3 flips a year for that instant income.Could you share what you did different from the person you mimic?

We would love to do a BRRR, but the market here is too high, and deals with instant equity are very hard to find.

I instantly know that person has way too much time on his hands...and bolt.

A list agent not so much as any property priced right will sell instantly in the hot markets of the country. 

If the school is helping these students with mentors to guide them along the way, not only would there be less risk for the bank, but also make it easier for the students to learn as they go and to have a more local and instant community to assist one another with problems they face.

Now you are an instant millionaire. 5 properties could easily get you a net worth of $1M or more, and you can live off that rental income. 

Investing out of state puts you at an instant disadvantage as you're forced to use a manager for a 8-10% expense that local investors may or may not have to pay if you DIY.   

Getting that first deal instantly put me into the investor mindset. 

My skin instantly crawled, I did see the $$$$ potential but figured I'd burn it all up with therapy and booze so I could live with myself. 

For instance, if a massive hurricane hits Florida and the Feds remove hurricane insurance (which they will ultimately have to do) all of the homes along the coast will become valueless instantly due to inability to insure.
