They think they can influence things now and they are trying.

I think that as long rental rates are less volatile than housing, and you dont see outside forces influence rates and big spikes in prices, I see no issue in companies owning large amounts of rentals

I understand that purchase and rental prices may go up or down over the next several years depending on demographic influences across the nation. 

I sure hope notIt's hard to trust a government when money plays a big influence.

More or less equity has no influence on cash flow.

I would look to the market and sphere of influence you believe you can tap into.
