It's a lot of risk with not a whole lot of return. 

But now looking at numbers, it seems to me that it might not be best of the options, as it is currently providing cash on equity return of about 2.4% (long term appreciation not included).

I'm hoping to keep them in mind when buying or selling mobile homes and avoid running afoul of the laws of my current state to which I've recently returned. 

Another thing I'll add is that if you look at their tax returns, I'll bet you will see that she isn't paying taxes on a lot of her retirement income. 

For someone willing and able to put in the time, I'm sure it can have good returns (just like most any market).

Your 4.8% return on capital should be 12%-15% for the size and risk of this deal.  

I personally like to work with the returned mail and investigate.
