Just some food for thought, People will often times use Detroit as a punching bag but I say if you have not tried it don't knock it, heck I have and do try it and I praise and curse it a the same time, but that is with any market if your dealing with tenants.

I try to use about 3 years or less as a break-even point, i.e. if my cash intake exceeds my flip proceeds in 3 years or less, I'm holding the property forever (well, maybe not forever). 3-5 years, I'd have to think it through, as it depends on the neighborhood, long-term appreciation prospects, ability to replace the property, etc. 5 years or more, I'm flipping.

The people who were renting out the side I'm going to be renovating/occupying left a bunch of stuff in it; couches, mattress, food in the fridge, trash in various places, etc.
