You have to really keep an eye on the property. 

It's really best to have someone put their eyes on it, even then you're still guessing a bit until you get into it.....any veteran Contr can ballpark stuff all day long, but it's kinda worthless IMO...if you're 20% off on a $500k deal, that's $100,000......

As we move into September the hope is that we stay at this level to give buyer demand a chance to catch up with supply.

Have a good realtor who knows what you want, and they can be your eyes.

Courts are backed up and it will take months if not a couple of years for courts to catch up with evictions filed during the last 2 years.2.

I have lived in the SF Bay Area my whole life but it is my belief that the climate crisis will have an immensely negative impact on California, Western, and Southern States in the long run and furthermore the housing prices are so expensive here, which is why I have my eyes set on the Great Lakes Region because of the plentiful natural resources and cooler climate.

At any rate if you have a bad feeling about this couple (and the "money business" of the boyfriend plus what sounds like 3 high energy children ready to wreck your house would worry me more) then find a way not to continue with their application process.good points. he did a typical diversion asking if the place was safe so you would think positively of him. honestly some people think that they are able to outsmart everyone. all we have to do is just to open our eyes and ears and observe.
