I would say to keep your eyes open to any strategy that could work for that particular deal.

That should allow you to know with your own eyes what a "good" flip opportunity looks like when it presents its self.

Thankfully, we have a home already so location can really be anywhere within a good drive so I am able to keep a close eye on things.

I have been keeping an eye out for potential properties and running the numbers as much as I can, if anything just to get a feel for it.
