I will be in town this weekend and Monday and I am interested in making some new connections in local real estate. 

Anyway I'm much more comfortable with A+ numbers in a B market that doesn't have amazing appreciation than B- numbers in an A+ market, which is what you'll mostly find in Austin until you get out into the distant suburbs or surrounding towns.

I am currently out of town doing some military training but when I return I plan to move forward with possibly going under contract if this deal checks out.

So most newbies quickly turn to trying to flip houses off the MLS and not only don't they make any money but they ruin their reputation with every investor in town before they even get started.

I've been told by some "old-timers" that military towns are fairly insulated from macroeconomic factors, particularly in lower-priced markets like Augusta, GA. 

@Lauryn MeadowsThe problem is, on smaller apartment complexes like that you can't really be sure how the ARV will come out especially if it it's in a smaller town.

Knew a very experienced mobile home park owner who ended up being on the council in a small town.

Waterville Estates (in Campton and Thornton) is good for rentals because they have night skiing and a great rec center with pools etc but the property taxes are TWICE those of either town because they're a 'village district', which adds it's own taxes to the town tax - it may still work numbers-wise, but worth knowing about nonetheless.
