You have a case when it is up to 4-5 unit  But when it is a multi where value is based on NOI then its a different ball game..Vacant and Occupied SFR has the same value most of the time.Vacant and Occupied 6 plex and up usually have a significant price gap@Syed H.100% agree with your analysis on economy of scale.
