@Kelly Martinez yes my understanding is business to business calls are excluded from DNC.

I'm underwriting everything for LTR and paying a premium isn't helpful.The other, I would say bigger, issue is that Chatham county specifically excludes getting an STVR permit if they HOA is against STR's.

Ask them what their current lot rent is and what else is included/excluded?

If you wanted a higher cap rate but maybe less appreciation, you may be looking at South Seattle like Tacoma.I will also not exclude 4-plex.

Some carriers completely exclude damage to the dwelling that originates from the backup of water or sewer, while others may provide lower than normal limits. 

Per https://www.investopedia.com/articles/investing/092815/how-become-accredited-investor.asp it's: "A natural person who has individual net worth, or joint net worth with the person’s spouse, that exceeds $1 million at the time of the purchase, excluding the value of the primary residence of such person."

This is just for closing costs +  prepaids, excludes discount points.

Property insurance excludes such substances.

It seems that using 7+ years would exclude some absentee homeowners who both used cash to finance their purchase and have experienced distress sooner than 7 years in.
