It's located near a quiet historic downtown with high house prices, but it's also only 2 minutes from the on ramp for the major highway which I believe is a good for commuting to any of the 3 major CT cities that are within a 30min drive from this location.

I think the crucial part of what I'm saying is the research and really knowing your market as well as not forgetting about buying right, and in the right location, not jumping into just any deal, having safe guards like cash reserves, etc I am absolutely no expert and hesitate to even throw this out there.
