I  purchased a home from a for sale by owner, with myself as the homebuyer and the seller navigating the process without a real estate agent.

I guess I'm asking does it really matter which one we start out with first or am I overthinking this process after intaking vast amounts of information.

I would love to learn how to do ALL of the process and instead of small commission on a JV contract, to be able to do this all myself and start my own LLC...

Sit down with them and ask them to educate you on the buy sell process and the market for your type of investment.  

Also looking into hiring an expediter to help us through the process. 

@Joe S. we take a lot of videos for our OOS clients.We ALWAYS state it's just a part of the process and a professional inspection should always be done.Depending on the quality & thoroughness of a Video Evaluation, this should be all an investor needs.

My co worker flips house and every time I pick her brain I fully don't understand the process behind house flipping esp the lending process.

+1 on incorrect data being a concern I heard.

Then you find another person to do the long term/short term lease and repeat the process.
