@Kendall Vrana   We have been working with section 8 tenant for more than 4 years, you will find good ones,  bad ones etc,  normally they  pay higher rent,  try to find out what is the maximum allowable in your are for this property,,    you will get the money from the housing authority  but ask  them to do the process as normal tenatn,  check eviction and criminal records and do periodic inspections,  one of my tenat have been more than 4 years with no issues but we used to have one that was not the best,    We also do property management and on one occasion  the investor did not want section 8 tenant, check your state 's Fair housing if you are  allowed to do so in the mane of source of income Good luck

Other than criminal charges, the government should never pay for lawyers for private citizens for one side of an issue.

its not a great house at a great price if noone is buying. and I will say that I have been part of neighborhoods changing for the better. however it's not something that can be easily done it would require moving into the neighborhood and an effort spanning years. and you can't do it alone you need other neighbors on board. it's not easy to gentrify the neighborhood it's not something you do it's something that happens. at least if you're close to the sheriff station it will discourage criminals and people with warrants outwhereare  the younger families buying homes and price your home under that.

I know how to handle Criminal Court (part of my day job), but Civil Court is beyond my experience.
