The overwhelming majority are extremely low value assets in distressed condition. 

Consider things like: overall condition, neighborhood, location (ex. is it in a flood zone), landlord/tenant laws, crime rates, parking, liens, etc. 

This applies to both furniture and appliances which are often times in nearly new condition.

We will see what happens I suppose.Definitely feel and agree with you on the condition of the home after lease will not be as it is today sadly.

(A duplex in the same area in great condition would cost $500,000)I have two questions: 1. does this sound like a good investment?

In addition, lenders will ask for this information if you intend to finance the property.Review the condition of the property to determine if there is deferred maintenance.Review Yelp and Google for any tenant reviews to understand any issues residents might have with the property.
