You hit nail on the head - A LOT of buyers and investors are spreading out into formerly less-desirable neighborhoods for the cheaper prices, flip/rehab opportunities, and the less-stringent neighborhood association permitting policies (*ahem* anti-mansionization ordinance).In fact, LA Curbed.com recently did an article showing YoY increases in appreciation.

Can't comment on most, but Id say on 6, it would depend just how long you guys plan on holding the property. 5 Id do garbage disposal just cause I figure itll be cheaper to replace that than to replace the drain line (since it would prevent anything large from going down), but only if its a middle class rental.Again, no expert, just my thoughts.

Dave is a 100% cash person, and suggests that investors pay off all personal debt and then buy their first rental with all cash, a cheaper home, and that that's a good learning experience.
