If the buyer is not himself an agent, I don't think there is any law or (normal) contractual provision that prevents a buyer from contacting the seller directly.

I am generally a cash buyer, so you are right in that I did not take into account the value of leveraged money over time on an asset, which can be very significant (and why a mortgage makes sense for most people, assuming its reasonable - you get to use fixed dollars on an inflationary item).
