Although I have been a broker for 4 years and have been involved in 6 fix and flips (keeping contractors on schedule, running numbers, being particular with the details, marketing), this is the first time I raised private money, 30k.

Hi all, I recently passed the CA broker exam with no sales experience.

As a broker/agent, until I have a signed offer in hand with proof of funds, there's nothing to discuss.

If you work with a mailing list broker you can get some good suggestions.

If you have, then talk to her broker or supervisor.

In CA in the past people with a college degree can start as a broker.

If you have a buyer's agent who is going to show you the property and handle the offer for you, I (as the listing broker/agent) have already agreed to pay them a particular amount of compensation (it's required in order put the listing in the MLS).
