I don’t know nearly enough about how a market appreciates so it would feel more like gambling than investing should I try an appreciation play at this point.

There is a little corner near Motivation High School, right the border with Delco (Delaware County) you’ll see big twins, 250-300 ARV.

@Jay Hinrichs I know your big against the OOS investor working in these type of markets but I am going to take a gamble.

Here are where my goals began: Primary Goal: Buy a small multi family in NC/SC (Charlotte is right on the border) and house hack.

We know that Yuma has the military base, two Border Patrol Stations as well as Customs officers living there with the port.

However, it really is bordering on mortgage fraud in my opinion.

We could have done a lot more deals if we didn't care about gambling/investing with OPM, but we don't think we could sleep at night. 

In my timber days I had a custom data base of every timber property from Oregon CA border to just south of Tacoma WA.. between the Coast range and the Cascade range.  10k plus property owners.80% of the time phone numbers were on the tax records in Or and WA.. and in the 90s we used the reverse directory.. it was a big reverse phone book you could buy..  

We border Denver Fire to the west between downtown and Golden.
