Same property in DC would be over a million, but would bring in probably 8k (if you can find one that wasn't converted to condos).Yeah the rust belt are basically a bond fixed income but no upside, D.C. is more of a high growth stock low payout now more later though also the paradoxically an extremely safe place to park your money.

It happens, and when it does it's nearly always some unlicensed contractor that was hired to do the job so the customer doesn't even have the recourse of bonds, license board, arbitration.Oh, and as for materials.....I usually prefer that I acquire the materials.
