With that being said, I would not do a long distant flip on my first attempt, there is just too many uncertainties in a already risky business, thats why I'm still searching in my back yard for this first shot.

I will point out that on a small build it may not be worth that money because the "test" they do is not a soil sample or boring of the land, it is a research into the property to determine if a laundry facility or auto body shop or some contaminate / polluting type of business or entity was once on that lot a long time ago.

I'm not sure if I would be able to recover my capital though as I have not done a loan with being the second lien, so I have decided to keep from making the loan.When I step back from the situation it seems to be too risky for my first attempt into hard money lending.
