@Adam Lopate & @Tahir Masroor when asking about lending recommendations it might help to post it in the state forum you are considering here on Bigger Pockets. 

you cannot legal market a property you don't own in Oregon.but like I said you being from the other side of the boarder your probably not going to get any grief.but what you do run the risk of is anyone can just go around you since what your doing is not legal.. all the bigger wholesalers who work Oregon all pay cash then resell.. and most wholesale deals are bought at foreclosure auctions. 

You should definitely look into networking, check out the bigger pockets events and happenings page to find some local places. 

The bigger challenge (in my opinion) is how you present the deals to those cash-buyers.

GaReia and Bigger Pockets are great places to network.

It's your only rental right now and I know that as you scale and get bigger it may not be feasible to cut/maintain all your lawns.

Congratulation that your hard work paid off the loan and have a bigger and bigger portfolio!

If you're interested, a colleague of mine named Melanie McDaniel hosts a meet up once a month for people from Bigger Pockets. 

That way you can aim for bigger better deals, and mitigate your risk. 

We are probably overdue for one, so I would keep watching Bigger Pockets and it should be announced.
