Dante - what you are looking for are triggers; catalysts that would cause an owner to want become a motivated seller.Many of the posts on this thread missed the point.I suggest you go park in front of one of these type buildings with a notepad and write down everything that you can think of that would cause a property owner to pull their hair out in frustration or anger.

Our solution is that even though we have property management and live out of state, we spend 3-5 days every year or so (last time was 18 months in between), inspecting them and make them beautiful again.

The tub might look great however when I run the water for a couple minutes I find that their is either a squirrel stuffed in the drain or 2 years worth of hair.
