I’m really trying to understand the mechanics of the asset class.

A dig into the details shows higher prices for medical care, recreation, and motor vehicle insurance were offset by lower costs for airfare, apparel, and used autos.

Current savings around $25k.Debt is a single mortgage ($265) and a single auto loan with $25k balance @ 3% apr. 

I am also a licensed mechanical engineer. 

I have seen some of these traveling mentor groups try to pitch that a large part of their 40,000 dollar mentoring charge is having access to these sheets that do auto calculations and help you evaluate properties.

Doing mechanics, landscapers, tow truck operators, welding in back. 

I also like to do the mechanicals that I know are going to be a pain in the next 5 years.  

Anyway, I would buy a property in a neighborhood with no HOA and needs cosmetic work, like fresh paint, cleaned, possibly floor/carpet replacement or just a good carpet cleaning, has good mechanical system (HVAC under 10 years old but Max 10 years old).

Cosmetic upgrades only seem to take minimal value from a house these days, but if there are major structural or mechanical issues, you will likely take a bigger hit on the price you can sell for.Regarding the photos, of course stage first before photos.
