Bigger pockets, Youtube How did you find this deal and how did you negotiate it?

I watch videos all day on YouTube but could never find the one I'm looking for because it don't exist.

I'm working full time with minimal expenses and looking to get started in real estate ASAP.I've been hanging around the bigger pockets site/podcast/YouTube channel for about a week or so now and my main areas of interest are BRRRR and Wholesale (Only interested in Wholesale to raise funds as a necessity)I have nothing in the way of savings currently, but I am debt free and have access to a $50k Line of Credit (Unsecured/ 7.5%). 

Also he's not a "youtuber", the guy has a ton of industry experience. 

You could say I know a thing or two about real estate but being a landlord on the side is definitely a different game for me.I’ve been learning about buy and hold rentals particularly in student housing from the BP podcast and YouTube for quite a while.

Look for a property that is a good investment based on the numbers (look at Brandon Turner video on youtube how to analyze rental properties using the 4 square method)8.

But even then, I still wouldn’t suggest that you use your 10k for the program because you already have a rental and you need your reserve account which should probably be 5 - 10% of the value of the home if you only have 1 property (I just finished making a YouTube video specifically about when an investor is ready to buy a second property).

I just took the test without a class a few months back and prep agent was the key and a ton of free info on YouTube.
