There are few townhomes from which to draw a comparison, but your point is well taken.The house would be move-in ready as its fairly new and we would plan to take care of any repairs in the purchase agreement.The schools in the area are middle-range, but that is most of DC.

If you do it this way you will easily be over half of the way to your desired rent rate before this time next year and in 18 months be all the way thereI would begin doing any amenities type improvements in spring 2014 when it will kind of break into the middle of the series of rent increases showing them that their money is going to good use and also hopefully allowing you to quickly fill any vacancies that might come up.

I live across the street from such a house for like 3 years now.It can be okay and quiet or like the middle year here,,,VERY noisy with goings and comings all times of the entire night.If somebody wasnt roaring up on a motor cylce the boyfriends were going and coming all times of the nite.

My agent always goes out of his way to make sure he is getting the best deal for me he can - getting them to cover closing costs - pay for FHA stuff, and fights for things I might otherwise let go , but he stays strong - sometimes in the middle of "battle" it feel good to have an 'experienced warrior' on my team.
