@Evan Loader, Thank You Evan, I think I have stumbled upon a few of his videos, but I need to get deeper into what he does.

Could we maybe dive a little deeper into this?

I have only done this once before and I know I need to stick with my process but sometimes I let my heart make me want to look deeper. 

A deep dive into researching wrap-around mortgages (wraps) will be required. 

My husband and I have purchased two personal homes over the years, and even been long distance landlords due to a move, which has taken the edge off diving into buying a home. 

While I'm all for diving in and learning through action, it's good to be more prepared before doing so.

I’m looking at a 3/2 single family or a condo/townhouse as my first dive into the real estate investment market.

It takes a lot of courage to jump into real estate and I applaud you for diving right in.

Many of the men in my family have their own trade business and are very familiar with the other contractors in the area, so my intent is to leverage that when I take the dive into rehabbing a property.I'd welcome any tips or advice for the (very general) plan laid out above.

Happy to dig in deeper on what it looks like from a cash flow prospective though!
