I would do what Henri suggests above and this is a really good time to clear out any marginal performers, the market is high now and poor performers will follow the market down faster and deeper when that happens.

Selling a piece of land with utilities to the site, zoning use approved, scraped and cleared land, etc. is very different then selling a piece of land with an old house on it for a tear down and lot had to be cleared and graded.As a commercial developer if a seller wants a quick sale then it will be a low cash offer.

Because you have 4 months for Rehab, 1 month to get property Rented, and 1 Month as a buffer (these jobs almost always take longer than you think).Hope this helps clear things up a little more.

For me, since I renovated my homes mainly myself, is looking back at what I didn't do.For example, I renovated a house, rented it, and when I looked at my second house one of my first comments was "I must remove this popcorn ceiling" but in my previous house it didn't even occur to be to remove it.I compare what I did to my houses and there's this clear evolution in my style and capabilities.

one thing I wish to do regardless of help or assistance is to start an LLC in hopes that other people, experianced or not, will be willing to become a part of it in order to build themselves and their goals and dreams with it. i have finally cleared up some financial issues and have money to work my first property, but am kinda clueless and hope for some local mentoring.

I had properties that were 100% free and clear (inherited), while other properties were 'negative cash flowing' despite 20%+ down. :-( I made a decision which properties in my portfolio were 'forever' properties (20 year horizon) or if I would sell if the numbers were right.
