1) If you are going for templates, you are not going to resonate with that specific perosn you are contacting.2) If you are going to ask a public forum for a template, obviously they will give you a site or resource that is (and even if it wasn't yet, now WILL be) widely used by a ton of other people, obviously decreasing even more the effectiveness of said template, as everyone will use it.Do ALL of you understand that you need to resonate with the seller?

It is good to cast a wide net. 

Some call it "driving for dollars" but it's all the same: cast a wide net looking for motivated sellers with high equity.

I call the complaining , "Being Penny-Wide and Pound Foolish."
