Property is vacant and needs work, not sure how much because I am not going to waste time visiting the property until I get a signed contract back from them, which should be in the next few days.  

I know I should meet with local people but I'd like to get my level one research straight before I waste someone's time doing Level 2 research. 

I have gone to numerous estimates and honestly some were a huge waste of time.

Also a contractor said the HVAC unit  is not enough to  provide for that extra area  so I'd have to get a wall mount indoor unit  but that sounds really  tacky to me.  

I don't know much about them.The home is in relatively good shape but there is some definite deferred maintenance needed like a kitchen/bathroom remodel, removing the wall paper from 1978, floors/carpets, swimming pool refurbishing, etc.

Okay, I share with you my real estate to get some input and share some brick walls we've been hitting.Us as lenders - we're a Dream Team for any lender.  

Sending out 1 round of mailers, in my opinion, is likely going to be a waste of money because you yield the best results when sending multiple touches to a prospect.

That way you're not wasting as much of your marketing budget on return mail.I'm new too, but I've learned a lot already.
