A commercial broker in your area would really help guide you on your first deal.Roughly it looks like this property has a big risk of losing all tenants.

Not trying to talk you into selling necessarily, a condo you can rent in that area is a valuable commodity and likely will do great over the long-term.

The fee is paying for the tools and resource (which also includes a large team of people to help you, extremely valuable if you've no experience flipping houses) So no, it is not refundable if you bring a us property we cannot fund.
