Besides attending to the myriad of questions, requests, and issues with tenants and the property, a good PM will provide liability protection with legal knowledge, asset protection with a tight lease, and increased ROI with simply smart management. 

I'm considering both properties where I currently live and properties in the town I went to college in (in GA).I'm starting from scratch here, but work in a mortgage department and have some family that owns rentals, so I've got some decent background knowledge.

It is that easy to gain more knowledge and be more skilled when it comes to the real estate industry.

It may not be easy to find, but keep looking and networking for that as you improve knowledge on your own to build value.

The list with description where is particular area of knowledge for particular mentor and contact info (email or skype) would be needed also.

A good agent with knowledge on this area of the country can help you tremendously, but you should define your goals first so whatever agent you go with can help you better. 

Can someone slap some stone cold formulas or knowledge down please? 

Can a real Estate agent help a friend find a buyer for their house outside of the Broker knowledge, without posting it in the MLS, what are the consequences?
