(One neat trick for this is when you're looking at a property, pull up the homes next door on the Airbnb/VRBO map and see if they are nice homes with good rates or if they're unthemed party pads renting out for super low rates and getting trashed).But, on the flipside of that, a 5-6br home in Reunion is going to cost significantly more than a 9br home in CG, and if themed out well that 9br home in CG can compete with the 5-6 BR themed home in Reunion on revenue despite costing 50% less.Additionally, like you mentioned, the PM requirements for amenity use are going to be a major roadblock for you if you want to prove material participation for taxes.

I don't think he gets to fly in from NYC to see you play 2x a week, swings by the house, and then gets to deduct airfare, hotel, and meals as a business expense.Maybe if there is income in the venture and you set up as an C corp, he could potentially pay you to manage or maybe better yet, add some of that into a Roth for you.I think the real trick here is that on a 2year hold on a house hack, there could very well be NO income, no appreciation so maybe none of that really matters or the savings/benefits so minimal it doesn't really make a difference.I like the house hack idea, but you may be creating more headaches on a 2 year hold than you accomplishing benefits.

it's complicated and worthed the effort I guess, I started getting bidding war in our property :-)Maybe one question for you Dave without hijacking the thread, is I may wanna do 121 and 1031, the trick is I have to rent to third place within a year after selling primary+1031, if I have to move to the newly acquired 1031.
