Each persons responsibility isn't all there is to it, it's very important to have mapped out the consequences when someone doesn't hold up to there end of the bargin either partially or completely.My advice if partnering with a friend and you value the friendship make sure the partnership appears fair to both sides and they agree too.

If you don't want to go to college then at least learn a trade that will apply to construction/real estate and get a job with a property management company.

I am the researcher/analyzer/number cruncher/laborer.My fiancée, Tim, although not an actual GC, will play that role as he has been in the building trade (residential and commercial) for almost 30 years.Bryan, our realtor, who’s a very successful realtor in the Middle Tennessee area for going on 9 years, who, himself, has successfully flipped two residential properties on his own.This is our journey thus far:We (Tim and I) relocated to the Nashville area in 2012 for employment reasons.

Hi BPI am future planning.I kinda know about 1031 exchange but never done one, b.c #1 timing and #2 not cost effective at the time------I bought a duplex that has 2 separate deeds, I am currently rehabbing and hopefully sell them individually.As it's tax season we were talking about the tax consequences with our accountant.- my husband is in a tax bracket that capital gain is almost equal to normal taxes, so my accountant says it didn't make a difference when we sell traditionally-also we would have held it for less than one year, if all goes right. no real tax benefit there.

The trade-offs are it can be harder to find tenants.Generally for a SFH rental you will want a property that is about average in size and lot size, if not slightly below.

DBPR licenses and regulates construction trades which impact the structure of a building and affect public safety, including roofing, HVAC, electrical and plumbing work.During this fiscal year, which began July 1, 2014, DBPR has received 462 complaints against unlicensed real estate professionals and appraisers, resulting in 132 investigations and 35 Notices to Cease and Desist against unlicensed individuals in the real estate industry.DBPR also has a coordinated media campaign with proactive public relations efforts including press releases, news coverage, social media and organization with industry associations to combat unlicensed activity statewide.Per Florida Statute, DBPR collects $5 from licensees during the initial licensure and renewal periods to aid in the combat of unlicensed activity.Floridians are asked to report any suspected unlicensed activity by email to [email protected] or by calling the Unlicensed Activity Hotline at 1 (866) 532-1440.
