Make sure you focus on brand quality and sustainability over how cheap it is.For example 2 different brands dent and ding and one is 70 bucks cheaper initially but is very inefficient and breaks down quickly and is a no name brand.

I would eventually like to have the properties cash flow to sustain a passive income.  

As one BP member already said above, the FHA has a self-sustainability level they look for in smaller multifamily properties. 

You want to always treat renters with respect, almost as guests in your home, which they really are, so if they made it far enough to pass ur other checks, and this is the only bump in signing, u can look like resonable guy, which starts the lease off on the right foot.

But if you are doing it only to keep your units occupied, that doesn't sound sustainable.

Minneapolis does have some of the stricter laws, so take some time to find opportunities that make it quicker to abide by code and that can sustain you without bleeding too financially for things you need to fix.Leverage the people around you on the forums, the MNREIA, and also in your own industry.Best of luck mate, lets connect!
